Most of Gilroy's housing stock was built between the 1980s and early 2000s during the city's rapid growth period, and a significant share of those homes are now reaching the age where original decks, patio slabs, and fences need serious attention. Stucco-exterior homes with tile roofs are the dominant building type, sitting on clay-heavy soils that shift seasonally. That soil movement - swelling in wet winters, contracting in dry summers - is the primary driver of cracked flatwork, uneven concrete slabs, and deck structures that have gradually pulled away from the house.

Gilroy's climate adds its own demands. Summer temperatures regularly exceed 90 degrees, and the transition from a dry summer into a concentrated rainy season every November through March creates expansion-contraction cycles in both soil and building materials. Wood decks that are not properly maintained through this cycle dry out and crack in summer, then absorb moisture in winter and swell - accelerating wear on fasteners, boards, and framing. The city also sits near active fault zones in the Diablo Range, so deck-to-house connections need to be engineered for lateral load, not just vertical weight.
